For this type of investment, IFI works as a representative of an investor, and accepts a fee for successful location of suitable property. All ears concentrated on are locations with exceptional tree growth, proven forestry potential, and in which dependable management is available. These professional local managers are often working in cooperation with IFI to locate and identify the best properties available, and at the best possible prices.

CHILE

Farms suitable for forestry plantations are available in the Temuco area, with management services offered

bullet Farms suitable for production of eucalyptus are available for $400 to $600/acre. These are generally clean lands with grass covering. Eucalyptus is capable of yielding 35 to 38 cubic meters/ha/yr (2,200 to 2,500 board feet/acre/year) with harvest at age 12 for pulpwood.
bullet Farms suitable for production of radiata pine are available for $300 to $500/acre. Some of these properties need clearing work. Pine can be expected to yield 22 to 28 cubic meters/ha/year (1,400 to 1,800 board feet/acre/year) with harvest for sawtimber and pulpwood at age 25 to 30. Yields can be 45,000 board feet/acre at age 30.
bullet Farms suitable for production of Douglas-fir are available for $200 and up. These often require substantial clearing work. Yields of 15 to 20 cubic meters/ha/year (1,000 to 1,200 board feet/acre/year) with harvest at age 40 to 50 for sawtimber.

COSTA RICA

bullet A large number of other farm and forest plantation properties are available and will be becoming available through us. These farms are suitable for a variety of tropical hardwood and pine species, including teak, which will reportedly yield as much as 20 cubic meters/ha/year., and gmelina which is grown in some area over rotations of 5 years yielding 40 to 60 cubic meters/ha/year. NICARAGUA

bullet 146,000 acres, northeastern Nicaragua. Slightly rolling country with light stands of Caribbean pine. Last timber cutting in late 1950's. Current owner has attempted cattle ranching, but finds the property unsuitable. Well suited to pine, or other plantation. 2 airstrips on the farm. Ownership has never been politically challenged. Asking price $23,360,000 ($160/acre)
bullet 39,000 acres, southeast Nicaragua, near coast and port at Bluefields. All mature, mixed hardwood forests. Owners seek joint venture partner

NEW ZEALAND

bullet Farms suitable for planting and production of radiata pine are readily available throughout the country. Excellent management services available. Farms, generally clean, with only grass cover can be purchased for $150 to $500/acre. Pine can be expected to yield 22 to 30  cubic meters/ha/year (1,425 to 2,000 board feet/acre/year) on better sites with harvest for sawtimber at age 28 to 30.
bullet 2,000 acres, middle of South Island. Nearly all pasture, readily plantable. 75% of usable area on gentle slopes. Forestry study completed showing 1,383 acres well suited for Douglas-fir plantations, capable of yielding 55,000 to 60,000 board feet over a 45 year rotation. Asking price $225,000 ($112.50/acre)

Smaller Investment Opportunities:

Partnership shares in professionally managed, strictly controlled plantation projects with partial but direct ownership of a radiata pine plantation for timber production. New Zealand law requires strict oversite, and all projects are subject to the approval of and regulation by the government securities regulators.

  1. Shares equivalent to 1 hectare of plantation (2.5 acres) for a one time price of $3,500, plus annual payments of $35. Estimated Return at the end of 30 years is $44,151, assuming no real increase in timber values. The manager this project has 30 other such projects already underway, providing a good background of experience as well as economies of scale. Shares in other projects have been readily resold in mid-rotation with returns of 10 to 12% to the investor.

URUGUAY

Farms suitable for forestry plantations of eucalyptus and loblolly ans slash pines in northern Uruguay. These lands are gentle in terrain, level to slightly rolling, and covered with only low growing grasses. Often these incude a small house. Growth is amon the best available in the world. Eucalyptus grows at 40 to 45 cubic meters/hectare/year (2,500 to 2,800 board feet/acre/year). First thinning income is available within 5 years of planting. Final harvesting can take place in 8 years for pulpwood and 12 to 14 years for sawtimber. Pine is grown on a 20 year rotation with growth rates of 25 to 30 cubic meters/hectare/year (1,600 to 1,950 board feet/acre/year). Su7bsidies are available to pay up to 50% of planting and establishment costs. Good local management and administrative services are offered. Farms, generally from 250 acres and larger, are available for $250 to $400/acre. Land prices have risen sharply over the last year as foreign companies continue to enter the country and have aggressively been buying properties.
